Managed Offices and Private Cabins on Flexible Terms

You may never use the word coworking. A thirty-seat cabin, an eleven-month term, and a tenant who wants six more desks by the first.

A cabin is not a desk, and the terms move

A managed office deal is a floor plate, a fit-out, a term and a rent, and half of it changes before the year is out. The tenant adds six people in March. A cabin gets split in two. Excel keeps up for two quarters.

What flexible workspace management software tracks

Cabins as units, desks inside them

A thirty-seat cabin is priced as one unit and still carries its seats, so occupancy stays true.

Terms that differ per tenant

Start date, lock-in, notice and deposit sit on the contract, not in somebody’s inbox.

Changes in the middle of a term

Six more desks in March reach the next invoice on their own. Nobody writes to accounts.

Meeting rooms on top of the rent

Booked by the hour, with included hours counted down and the rest billed.

Access and visitors, tenant by tenant

Each company’s people and guests are kept apart by floor and door.

Renewal before it surprises you

Alerts come up before a term ends, so renewal is a conversation, not a notice letter.

Operators who never say coworking

Much of this trade is run by people who would not put a slogan on the wall.

Managed office providers

A whole floor fitted out for one company, run by your team.

Business centres

Cabins and rooms let by the hour, day or month.

Building owners with a spare floor

A landlord who stopped letting bare shells and started letting serviced cabins.

What it will not do

It doesn’t handle your own lease with the building owner, or your property tax. It runs the space you let out.

FAQ

Frequently asked questions

We run managed offices, not coworking. Does that matter?

Not much. Underneath it is the same set of records: a company, a cabin, a term, an invoice and doors that should open. Your plans are mapped in your own words before go-live.

Can two tenants on one floor sit on different terms?

Yes. Lock-in, notice, escalation and deposit are set on each contract, so neither is an exception somebody has to remember.

What happens when a tenant grows mid-term?

The extra desks go on the record the day they are agreed, and the next invoice carries them.

Do our tenants have to use the member app?

No. Some want their staff booking rooms; others would rather it all went through your front desk.
