Site Measurement Sheets for Painting Contractors

A measurement sheet holds each room, wall, ceiling, door, window and grill of a site with its size. The paintable area for every surface type is worked out from those entries and carried into the quotation.

How a site is broken down

The sheet follows the building the way a painter walks it. A flat is split into rooms, and each room into its walls, ceiling and fittings.

Walls and ceilings

Length and height are entered per wall, and the ceiling is entered once per room. Openings are deducted so that a door is not painted on paper.

Doors, windows and grills

Each is counted with its size and its finish, such as flush door with enamel or iron grill with primer and paint. Wood and metal are priced differently from wall.

Exterior faces

Outer walls are measured by face and by floor. Height decides whether scaffolding or a hanging platform is needed, and that is noted on the sheet.

Surface condition

Fresh plaster, an old oil bound distemper, seepage marks or flaking paint are recorded per room, because preparation work differs for each.

Area worked out for you

Paintable area is totalled by room, by surface type and for the site. Interior wall, ceiling, wood and metal come out as separate totals. Those totals feed the quotation and, later, the material plan. Numbers are entered once.

Who uses the sheet

The estimator fills it at the visit, often on a phone. The owner reviews it before a quotation goes out. Mistakes show early. The site supervisor reads the same sheet when the job begins, so the crew knows which rooms are in scope.

What the sheet leaves to you

The software adds up what has been measured. It does not measure the room, and it does not decide how much wall area to deduct for a window. The method of measuring, such as carpet area against actual wall area, is the way you quote today.

Frequently asked questions

Can I measure by carpet area instead of wall area?

Yes, where that is how you quote. The sheet can total either, and the quotation uses whichever basis you set for the client.

Can a client’s drawing or photographs be attached?

Yes. Photographs of the damp patches and cracks can be kept with the room, so the quotation and the crew work from the same picture.

What if the client adds a room after the quotation?

The new room is added to the sheet and priced from the same rate card. The extra amount appears as a revision against the earlier quotation.

Does it read plans automatically?

No. Sizes are typed in by the estimator. Importing from a plan is a possible addition that would be scoped separately.
