Real Estate · Software for real estate channel partners

Register every buyer with the developer, track bookings, and collect commission claim by claim.

A channel partner sells new homes on behalf of several developers and is paid commission on each booking. Everything depends on proof. Who registered the buyer first, which price sheet applied and which payment stage has been reached all need a dated answer. The software keeps that proof per buyer, per project and per claim.

At a glance

A channel partner owns no stock. It owns buyer relationships and a place on each developer’s panel. Income arrives only when a buyer registered by the partner books a unit and the developer’s accounts team accepts the claim.

Software for channel partners holds the registration, the site visit, the booking and the commission claim as one chain per buyer. Disputes over lead ownership are settled by a dated record. A partner who claims a commission can see exactly which step is still open.

How the work runs today

A buyer enquires through a portal, a hoarding, a referral or an old client. Budget, location and timeline are qualified first. The buyer is registered with the chosen developer’s sales desk, where the registration carries a validity period and may be rejected if another firm registered the same person earlier.

Site visits are booked, the buyer is accompanied, and the developer’s team confirms the visit. Then comes the booking. After it, every payment milestone is followed closely, because the developer releases commission in parts and each part has its own conditions. Sub-brokers and referral agents under the firm are owed their share once the developer pays, and they ask about it often. Claims go out as invoices with the booking form attached. Many wait for months.

Where it breaks

What goes wrong for real estate channel partners without a proper system.

Two partners claim one buyer

Two firms register the same family within a week. The developer’s sales desk decides by whichever record it can read clearly, and a claim without a timestamp, a visit sheet or a call note usually loses.

Registrations lapse silently

A registration is valid for a set period. The buyer is still thinking. The date passes unnoticed. A rival partner registers the buyer afresh, and the original effort earns nothing at all.

Price sheets and offers change under you

A developer revises its rate or adds a festive scheme, and your quote to the buyer still shows last month’s sheet, which the buyer then holds you to.

Commission arrives in parts nobody tracks

The developer pays on milestones: booking, agreement, plinth, slab. Which instalment of which claim is still due? Nobody can say.

Associate cuts are calculated from a scribbled note

A sub-broker who found the buyer waits for a cut. The firm computes it from a note and pays late, or pays before the developer has paid anything at all.

What the software does

What we would build for real estate channel partners.

Named the way your team already talks about the work. We start with whichever part the audit shows is costing you most.

Developer panel and projects

Hold each developer you represent with its open projects, commission slab, validity rules and the sales manager to ring. Every change is dated.

Buyer registration log

Register each buyer with a developer and keep the date, the validity and the confirmation together on one line, so a reminder can appear well before a registration lapses.

Inventory and price sheets

Record units, floor plans, rates and offers per project. Each sheet carries the date it was received.

Site visit scheduling

Book accompanied visits and record who attended. A visit the developer’s desk confirmed becomes evidence for the claim, while an unconfirmed one is flagged for follow-up before the buyer forgets it.

Bookings and payment milestones

Note the unit booked, the booking amount and each milestone due. Commission is tied to the milestone that releases it. Nothing floats.

Commission claims and sub-broker shares

Raise a claim against the developer, track what has been paid, and compute the share owed to each associate once money arrives.

How it works

How the work runs from Bengaluru for your city.

  1. 1

    The audit, by call

A screen-share and a look at the sheets, accounting reports and WhatsApp groups your team uses. No travel needed.

  2. 2

    A written proposal

Scope, what we build first and the cost, agreed in writing before anything starts.

  3. 3

    Build in short rounds

Working screens shared every few weeks. Your team tests them from your own office.

  4. 4

Go-live, in person when it helps

For data migration and training we can come to your city. Travel is agreed in advance.

  5. 5

    Support online

Fixes, changes and hosting handled remotely by the same team that built it.

Common questions

Questions real estate channel partners ask before they call.

Is this a listing portal for properties?

No. It does not publish listings to the public. It records buyers, registrations, visits, bookings and the commission claimed from each developer on your panel.

Can it show which partner registered a buyer first?

No, only your own registration. It carries the date and the developer’s confirmation. A disputed buyer is easier to defend when the time stamp, the visit record, the call history and the developer’s own confirmation all sit together on one page.

How are commission slabs handled?

Each developer’s slab is entered per project, including any change midway. A new booking fixes the expected commission using whichever slab the developer had active on the booking date, and later slab changes leave that figure alone.

What about the agents who work under us?

Each associate gets a login to submit buyers and see their own shares. You set the sub-broker rates. Payout follows only after the developer’s payment is recorded.

What moves the channel partner system quotation?

Choosing the developer panel first, or buyer registration, or commission claims, changes the base most. Sub-brokers and developers matter, as do users. Old registration sheets can add effort. The developer panel can be dropped.

Gathering for the channel partner system: what first?

Bring developer terms, a registration log, price sheets and booking forms. Contacts from sales, accounts and site visits are needed. Copies of price sheets are welcome.

Who owns the buyer registrations after we stop?

Commission claims stay with the firm; so does the code. Buyer registrations export as plain files. Buyer registrations support stays in-house.

What happens after I share my requirements?

An engineer reads what you send and replies within one business day. We then look at the software, spreadsheets and WhatsApp groups your business runs on today and write down what works, what slows your team down and what is missing. A demo login, a screen-share or a few screenshots are enough. You get a short written summary ordered by priority, with no obligation to hire us afterwards.

How much will the software cost?

We don’t publish a price, because it depends on what the system has to do. That first review settles the scope, and the cost goes into a written proposal before any work starts.
