Keep every unit, drawing, stage and lease on one project record that sales, site and accounts share.

Developers, agents, builders, consultants and property managers all deal in space that is sold, built, designed or let, and each keeps the record in a different sheet. Software for the group holds the unit inventory, the booking or lease, the milestone behind each demand, and the drawings and site diaries behind it.

At a glance

These trades sell, build, design or let space. One project is a long chain of small records. Developers and agents handle enquiries, holds and allotment letters, while contractors and consultants handle drawing issues, material requests, measurement books and running bills. The site changes every week, and each change leaves a record somewhere in the project that somebody still has to find, check and bill. Landlords and park owners handle leases, rent escalations and maintenance, month after month, for each tenant who moves in.

The shared object is the flat, the plot, the shed bay or the floor plate, which can be free, held, sold or let. Two people must never offer it at once. Money follows in stages, whether as slab demands, architect stage fees, running account bills, escalation steps or common area charges. Each stage is billed only when somebody remembers that it fell due, and stages slip quietly across a long project where many people touch the same account.

Papers and partners add to the load. Channel partners and brokers claim the same buyer, subcontractors submit measurements, structural consultants return drawings late, and revisions, approvals and sale agreements sit in separate folders. The work needs one project record. Sales, site, design and accounts should all read from it, rather than ringing each other for the newest drawing.

The trades

Software for each kind of real estate and construction business.

Real estate developers

Real estate developers run sales on a site-visit register, project inventory kept in Excel and payment schedules chased over WhatsApp by one CRM executive. Four records, four answers. Our Real Estate CRM is configured to your towers, cost sheets and payment plans. The enquiry, the site visit, the unit hold, the booking and every slab demand then sit on one screen, with channel partner registrations and brokerage beside them.

Plotted development companies

Plotted development companies buy land, get a layout approved, lay roads and drains, and sell plots in phases. Plot status, buyer instalments, broker claims and contractor bills usually sit in separate sheets. The software keeps the layout plan, plot status, bookings, payment schedules and layout works for each venture together, so sales, accounts and the site office read the same numbers.

Commercial property developers

Commercial property developers sell and lease offices, retail floors and shops, then run the building. Enquiries sit in one sheet and lease terms in scanned agreements, while common area maintenance (CAM) dues live in a third file. The Real Estate CRM covers enquiries, site visits, unit holds, bookings and payment schedules for the units you sell, and stops where the lease begins. Leases and rent billing are custom work.

Warehouse and industrial park developers

Warehouse and industrial park developers allot plots, raise pre-engineered sheds and lease bays with dock levellers to manufacturers, third-party logistics operators and e-commerce fulfilment firms. Lease terms, deposits, common area maintenance (CAM) charges and high-tension feeder readings sit in separate files. The software holds one record per plot, shed and bay, carrying its lease, rent, CAM and service tickets, so the park manager and finance read one tenant position.

Builders and contractors

A builder or civil contractor works from a bill of quantities (BOQ), site indents, running account (RA) bills and weekly gang payments. The construction system sets cement, steel and labour against each site’s BOQ as work progresses. It builds RA bills from the measurement book, with retention and mobilisation advance recovery taken off, so cost against budget shows while the slab is still being cast.

Construction project managers

A project management consultant sells information: what was done, what it cost and what is late. Much of it is rebuilt by hand every Monday. This software records daily site reports and running bill certification as they happen, then builds the requests for information, non-conformance reports and the weekly client report from those records.

Civil and structural engineers

Structural consultancies issue drawings marked good for construction, revise them and check reinforcement before each pour, often beyond what the fee covers. The software holds a drawing and revision register and site visit reports with photos. A pre-pour check with a pass or hold, and a count of visits against the agreement, are built around it during implementation.

Learn more

Architects

An architecture practice is paid by stage, while drawings keep going out between stages. The practice system ties each fee to its stage, holds a register of every drawing and revision issued, and records site visits on the day they happen. Finish selections are kept room by room. Interiors work uses the interior design product.

Real estate agents

Information is the stock in trade. Real estate agents work from portal leads, a phone full of owner numbers and a notebook of who saw which flat. A listings register, built as custom work on our Real Estate CRM, lets requirements meet properties. Every viewing is logged, the ownership papers of each listing are on record, and commission is tracked deal by deal.

Property management companies

Property management companies sit between owners who want rent on the fifth and tenants who want the water heater fixed today. Rent demands, bank-transfer and card credits, plumber bills, association dues and owner remittances live in separate spreadsheets. For flat leases, the rent roll and owner statements are custom work GullySystem adds. Repair tickets and service contracts run on our facility product, and a paying guest house or shared office floor uses our ready products.

Excavation companies

Excavation software keeps each dig on one record. It carries the quoted bank cubic metres, the excavators and articulated dump trucks sent out, the tipper loads taken to landfill and the diesel drawn from the bowser. Progress claims are raised from those same figures, and the foreman, the estimator and the yard clerk all read one page. Wet-hired plant is listed beside your own.

Learn more

Paving and road construction companies

Paving and road construction software holds each job as one record. The job carries its measured areas, the asphalt and aggregate delivered, and the crews and plant used per shift. Claims for each stage come from the same figures. Quality tests and site photographs stay with the job.

Learn more

Masonry contractors

Masonry software for contractors holds each job as one record. Measured quantities of brick, block, stone and mortar, the material delivered to site, the mason crews on each day and the stage bills all sit together. Repair and restoration work, such as repointing and chimney rebuilds, is logged beside new construction.

Learn more

Roofing contractors

Roofing software holds each roof as one job. The job carries its plan area and pitch, plus the tiles, profiled sheets or membrane ordered for it. Crew days and before and after photographs sit beside them. Stage bills follow the area measured. A leak call after handover is logged against the same roof, so whoever answers the phone sees the warranty position.

Apartment communities

Apartment communities let many homes to residents under leases that start, renew and end all year round. Leasing teams show vacant units, managers collect rent and deposits, and maintenance crews work through requests. The software holds each apartment with its lease, rent ledger, inspections and work orders. Renewals, notices and move-outs are listed before they become problems.

Vacation rental operators

Vacation rental operators manage homes for owners and sell nights on several booking channels. Calendars, cleaning rosters, guest messages and owner payouts usually sit in separate tools. The rental product keeps each unit, reservation, turnover, maintenance job and owner statement on one record. A double booking or a late clean is seen before the guest arrives.

Learn more

Property rental agencies

Rental agencies let flats, houses and shop units for owners, collect the rent, send plumbers and electricians, and renew agreements before they lapse. The agency product ties the listing, viewing, application, tenancy agreement, rent ledger, repair job and landlord statement to one property record, so each owner receives a single account.

Garden design firms

A garden design firm sells drawings, plant choices and supervision visits, and each of them changes between the first sketch and planting day. The software keeps every scheme with its survey, drawing revisions and plant schedule, so nothing gets rebuilt from memory when a client changes the brief. Billing follows approval.

Learn more

Real estate channel partners

A channel partner sells new homes on behalf of several developers and is paid commission on each booking. Everything depends on proof. Who registered the buyer first, which price sheet applied and which payment stage has been reached all need a dated answer. The software keeps that proof per buyer, per project and per claim.

What they share

Where these businesses lose time and money.

Two people offer the same space

Inventory lives in one executive’s sheet or on a printed layout plan. A second buyer hears yes for the same flat. The apology call follows.

Demands and bills go out late

A slab is cast, a handover is signed or a rent step falls due, and the demand letter trails behind. The gap is never billed.

Brokerage and partner claims overlap

Nobody can show which broker registered the buyer first. Each payout turns into a haggle.

Site and drawing records trail the work

A superseded structural drawing stays pinned in the site office, a pour goes without a cube test note, or a snag walk is never written down. A dispute then has no dated entry.

Dates hidden in agreements are missed

Escalations, lock-in periods, renewals and retention releases sit inside scanned agreements. Nobody sees them coming.

What the software does

What we build across real estate and construction.

Show each unit in one inventory

Mark every flat, plot, shed bay or floor as free, held, booked, sold or let, with the holder named, so two buyers never hear yes for one space.

Tie each demand to its stage

Link payment plans, architect stage fees and running bills to the milestone that triggers them, such as plinth, slab or possession, and list every demand that has not gone out.

Register partners at the first visit

Time-stamp each buyer registration against the broker or channel partner who brought them, so brokerage is settled from the record and not from a phone call.

Record every drawing revision and recipient

Log each issued set with its revision letter and the people who received it, mark earlier revisions superseded, and keep site visits, snag lists and approvals on the same project file.

Measure site work against the budget

Set material requests, labour attendance, subcontractor work orders and measurement entries against the bill of quantities or budget of each site, so cost is read while the work continues.

Bill rent and upkeep from the lease

Hold each lease with its escalation clause, lock-in, security deposit and common area charges, bill from them, and show a tenant’s full balance on one screen.

Common questions

Questions real estate and construction businesses ask.

Does one product serve every trade in this group?

No. The real estate CRM suits developers and agents, and the construction product suits contractors and project managers. Leases, park charges and rent rolls are built as custom work beside them, because no packaged product covers them today.

Does the software make a project compliant with property regulations?

No. It records what you enter, such as bookings, receipts and stage dates. Compliance stays with the developer and their advisers.

Will it replace drawing, estimation or scheduling tools?

No. Architects keep drafting in AutoCAD or Revit, estimators keep their rate analysis, and planners keep Primavera or MS Project schedules where they are comfortable. The software records what was issued, measured, certified and billed against each project, nothing more.

Does it handle leases, rent and common area charges?

Not on its own. The CRM covers enquiries, holds, bookings and payment schedules. A lease register with rent, escalation and common area billing is built as custom work around your agreements.
