Real estate · Software for real estate developers

We know which flats are sold, but not who still owes the slab payment.

Real estate developers run sales on a site-visit register, a unit chart in Excel and payment schedules chased by the CRM executive over WhatsApp. GullySystem sets up its Real Estate CRM around your projects, so the enquiry, the site visit, the unit hold, the booking and its payment schedule sit in one place. The free technology audit starts with the spreadsheets your sales and accounts teams use today.

At a glance

One project creates thousands of small records: site visits, holds, bookings, agreements, loan tranches, demand letters and receipts. Most developers keep them in four places that never quite agree.

Our Real Estate CRM is the starting point. We load your towers, units and payment plans into it, so the unit chart and the collection list come from the same bookings.

How the work runs today

An enquiry comes from a portal, a hoarding or a channel partner. The sales executive books a site visit, shows the sample flat and notes the preferred tower and floor in a register. When the buyer is ready, someone checks the unit chart, blocks the flat and writes a booking receipt.

Then the CRM desk takes over: the agreement, the home loan sanction, a demand letter at each stage (foundation, every slab, brickwork, possession) and receipts posted in Tally. Brokerage sits in another sheet. At month end the unit chart, the demand register and Tally give three different numbers.

Where it breaks

What goes wrong for real estate developers without a proper system.

Two executives blocked the same flat

The unit chart lives in one person’s Excel, so a buyer hears the ninth-floor corner flat is free when it was held an hour ago.

Slab demands go out late

The site engineer finishes the fourth slab, the CRM desk hears a week later, and sixty demand letters wait in a queue.

Channel partners argue about brokerage

Nobody can show which broker registered the buyer first, so every payout becomes a phone call.

A buyer asks what they have paid

Answering means matching bank disbursements, own-contribution cheques and Tally receipts, then typing a statement by hand.

What the software does

What we would build for real estate developers.

Named the way your team already talks about the work. We start with whichever part the audit shows is costing you most.

Enquiries and site visits

Each lead with its source, project, budget, visit date, salesperson and next follow-up. Visited leads with no call-back show up on the sales head’s list.

Live unit chart with holds

Tower, floor and flat marked available, on hold, booked or sold. A hold carries an expiry, so a flat does not stay blocked for a buyer who went quiet.

Bookings and payment schedules

The project’s construction-linked plan applied to each booking, with the buyer, flat, price and token on the same record. Instalments show as due, received or overdue, with a reminder before each due date.

Channel partner registrations and brokerage

Which partner registered which buyer, time-stamped, and the brokerage worked out on each booking and marked paid.

Booking documents

Booking form, KYC, allotment letter, agreement and loan papers stored against the flat, ready when the bank asks.

Ready products

Ready products that fit real estate developers.

Each one is adapted to how your business works before it goes live, and anything your trade needs that it lacks is added then. You are not paying to build the basics again.

How it works

How the work runs from Bengaluru for your city.

  1. 01

    The audit, by call

A screen-share and a look at the sheets, Tally reports and WhatsApp groups your team uses. No travel needed.

  2. 02

    A written proposal

Scope, what we build first and the cost, agreed in writing before anything starts.

  3. 03

    Build in short rounds

Working screens shared every few weeks. Your team tests them from your own office.

  4. 04

Go-live, in person when it helps

For data migration and training we can come to your city. Travel is agreed in advance.

  5. 05

    Support online

Fixes, changes and hosting handled remotely by the same team that built it.

Common questions

Questions real estate developers ask before they call.

Will it work with our Tally accounts?

It can be connected. Instalment receipts and brokerage can be sent to Tally, so your accountant does not type them again. We agree the ledgers with your accountant during setup.

Does the software make us RERA compliant?

No, and no software can promise that. It records the project’s RERA number, each flat’s payment schedule and the money received, so your team can pull those details quickly when asked.

Is your Real Estate CRM enough, or do we need custom software?

For a developer with a few projects, the CRM set up around those projects is usually enough. Custom work makes sense when your plans or brokerage rules don’t fit it, and the audit tells you which side you are on.

Can buyers get instalment reminders on WhatsApp?

Yes. Reminders go out on WhatsApp, SMS or email before each instalment falls due, and the receipt is recorded against the schedule when the money arrives.

What happens in the free technology audit?

We look at the software, spreadsheets and WhatsApp groups your business runs on today and write down what works, what slows your team down and what is missing. A demo login, a screen-share or a few screenshots are enough to start. You get a report ordered by priority, and there is no obligation to hire us afterwards.

How much will the software cost?

We don’t publish a price, because it depends on what the system has to do. The audit settles the scope, and the cost goes into a written proposal before any work starts.
