GullySystem
Real estate · Software for warehouse and industrial park developers

Keep plots, sheds, leases, deposits and maintenance charges in one record across the whole park.

Warehouse and industrial park developers allot plots, build sheds and lease warehouse bays to manufacturers, logistics firms and e-commerce operators. Lease terms, deposits, maintenance charges and utility readings live in different files. GullySystem would build one record of each plot, shed and bay, with its lease, rent, CAM and service requests, so the park manager and the finance team read the same tenant position.

At a glance

A park holds many kinds of space: serviced plots, ready sheds, built-to-suit buildings and warehouse bays. Each is let on its own basis, to a tenant with its own rent and its own schedule.

Once the tenant moves in, the developer provides roads, power, water, security and upkeep, and charges for them. Those charges depend on area, meters and what the lease says.

How the work runs today

Enquiries reach the leasing team through brokers, site visits and requests from logistics and manufacturing firms. The team shares a layout, quotes a rate per square foot, and settles lock-in, escalation and deposit before a lease is drawn.

After handover, the park office raises rent and common area maintenance, reads the power and water meters, and logs complaints about roads, drainage, gates or street lights. Expansion and fit-out requests arrive by email.

Finance follows deposits, escalations and renewals. The owner or an investor wants an occupancy and rent roll, phase by phase.

Where it breaks

What goes wrong for warehouse and industrial park developers without a proper system.

Occupancy is known only by walking the park

Which sheds are vacant, under notice or close to expiry sits in the manager’s head and a sheet. Leasing works from memory.

Utility readings turn into disputes

Meters are read by hand and the charges are worked out in a sheet. Tenants dispute the totals.

Maintenance charges follow the wrong area

CAM is shared by built-up or plot area, and the area on the invoice drifts from the lease after an expansion. A credit note follows.

Renewal and escalation dates slip

An expiry written in a scanned agreement reaches the leasing head late, and a large bay goes vacant. The date was always on file.

Service requests have no owner

A blocked drain, a gate pass or a power cut is reported on WhatsApp, and nobody tracks it to closure. Tenants then call the owner.

What the software does

What we would build for warehouse and industrial park developers.

Named the way your team already talks about the work. We start with whichever part the audit shows is costing you most.

Park layout, plots and sheds

List each plot, shed and warehouse bay with its phase, area, specification, rate and status, so leasing sees what is vacant, held, let or due for renewal at a glance.

Enquiries, quotations and site visits

Record each enquiry with the firm, the space it needs and the visit made, and send a quotation with area, rate, lock-in and deposit, keeping every revision.

Lease register

Hold the start date, lock-in, escalation, deposit, rent-free period and renewal option for every tenant, and list the dates falling due each month. The register follows the clauses your agreements use.

Rent, CAM and utility billing

Raise monthly invoices from lease terms, share CAM by area, and add power and water charges from meter readings that the park team enters on a phone. Tax lines follow the rules for your country, as your accountant confirms.

Tenant ledger and deposits

Show each tenant’s deposit, rent, CAM, utility charges, receipts and outstanding on one statement, with reminders before each due date.

Service requests and maintenance rounds

Log a complaint by tenant and location, assign it to a person and close it with the work done. Schedule rounds on pumps, DG sets, street lights and gates.

Owner and investor report

Show occupancy, rent roll, dues and expiries by phase, in a view the owner or an investor can read without asking the park office for a sheet.

Solutions inside

The business modules warehouse and industrial park developers use most.

Each one is also available on its own, or inside a system built for you.

How it works

How the work runs from Bengaluru for your city.

  1. 1

    The audit, by call

A screen-share and a look at the sheets, Tally reports and WhatsApp groups your team uses. No travel needed.

  2. 2

    A written proposal

Scope, what we build first and the cost, agreed in writing before anything starts.

  3. 3

    Build in short rounds

Working screens shared every few weeks. Your team tests them from your own office.

  4. 4

Go-live, in person when it helps

For data migration and training we can come to your city. Travel is agreed in advance.

  5. 5

    Support online

Fixes, changes and hosting handled remotely by the same team that built it.

Common questions

Questions warehouse and industrial park developers ask before they call.

Is there a ready package for park developers?

No. There is no packaged product for this trade. GullySystem would build the record from your own lease clauses, phases and charge rules, and a written proposal follows a short audit.

Can meter readings arrive from smart meters?

Not on its own. Readings are entered on a phone by the park team. A link to smart meters depends on the meter make and protocol, and it is scoped as separate work.

Will invoices go into our books?

Your accounting package does not receive entries by itself. Finance can be handed a file of invoices and receipts, and a layout that fits your ledger heads is quoted once you explain them.

Can tenants raise service requests themselves?

Yes, where you want it. A tenant login can be opened to raise and follow requests for that tenant’s unit alone, in the same list the park office works from.

What happens in the free technology audit?

We look at the software, spreadsheets and WhatsApp groups your business runs on today and write down what works, what slows your team down and what is missing. A demo login, a screen-share or a few screenshots are enough to start. You get a report ordered by priority, and there is no obligation to hire us afterwards.

How much will the software cost?

We don’t publish a price, because it depends on what the system has to do. The audit settles the scope, and the cost goes into a written proposal before any work starts.
